How do I add a property?

Create a property, choose its management type (long-term, short-term, or mixed), and finish the follow-up setup.

Purpose

Properties are the core of Rentivue — almost everything (tenants, reservations, statements, maintenance) hangs off a property. This article walks through creating one and choosing the right management type.

Who can use this

Admins and property managers with property-create permission.

Steps

1Go to Properties (/properties) and click "New property" (/properties/new).
2Enter the property name and full address.
3Choose the property type (residential, multifamily, apartment, commercial, retail, office, industrial, mixed-use, condo/HOA).
4Choose the MANAGEMENT TYPE — this decides which workflows apply:
5Long-term: traditional leasing. You will manage units, tenants, leases, and monthly rent.
6Short-term: nightly rentals. You will manage an STR profile, rates, reservations, and cleaning.
7Mixed: both — some units leased long-term, some rented nightly.
8Link the owner (partner) who owns the property, and their management fee terms.
9Save the property.
10Long-term follow-up: add units under the property, then add tenants and leases so rent can be scheduled.
11Short-term follow-up: complete the STR profile (rates, fees, listing details) — see "How do I set up a short-term rental property?".

Important notes

The management type drives which menus apply to the property. A long-term property will not appear in STR screens and vice versa; mixed appears in both.
Properties can be imported in bulk from Properties > Import if you are migrating from another system.
Every property belongs to the company you are currently working in — switch companies first if needed.

Common mistakes

Choosing short-term for a property that also has long-term leases — use mixed instead.
Forgetting to link the owner, which blocks owner statements later.
