How do I use Investment Analysis?
Underwrite a deal at /investments: inputs, ROI and cash-flow outputs, and shareable reports.
Purpose
Investment Analysis lets you underwrite a potential acquisition — yours or a client's — with consistent math: purchase costs, financing, income, expenses, and the resulting returns. Great for winning owner leads with a professional analysis.
Who can use this
Admins, managers, and sales roles with investment permissions. Requires the Investment Analysis module.
Steps
- 1Go to Investments (/investments) and click "New analysis" (/investments/new).
- 2Enter the property basics: address, type, and the scenario name.
- 3Enter acquisition numbers: purchase price, closing costs, and planned renovation budget.
- 4Enter financing: down payment, loan amount, interest rate, and term — or model an all-cash purchase.
- 5Enter income assumptions: monthly rent for long-term, or nightly rate and expected occupancy for short-term scenarios.
- 6Enter operating expenses: taxes, insurance, utilities, maintenance reserve, and management fee.
- 7Review the computed outputs: monthly cash flow, cap rate, cash-on-cash return, and multi-year projections.
- 8Save the analysis, iterate on scenarios, and export or share the report (for example with an owner lead attached to your proposal).
Important notes
- An analysis is a model, not advice — outcomes depend on your assumptions. Use realistic occupancy and expense numbers.
- All money is handled in exact amounts; percentage returns are computed from the cent-accurate figures.
- Analyses pair well with the owner-leads pipeline: attach the analysis at the Market analysis stage.
Common mistakes
- Forgetting a maintenance reserve and vacancy allowance, which flatters cash flow.
- Comparing scenarios with different financing terms and attributing the difference to the property.
