How do I create a partner / owner login?
Invite an owner to the partner portal from their owner profile, set their permissions, and control exactly what they see.
Purpose
Owners (partners) get their own portal — separate from your back office — where they can see their properties, statements, and activity. You control exactly what each owner can access. This article shows how to create the login and set the permission checklist.
Who can use this
Admins and property managers with owner-management permissions. The Owner Portal module must be enabled.
Steps
- 1Open the owner's profile under Owners (/owners) and select the owner.
- 2Find the "Portal access" card on the owner detail page.
- 3Review the portal permission checklist first (see below) so the owner only sees what you intend.
- 4Click "Invite". Rentivue emails the owner a secure link.
- 5The owner opens the link and sets their password at /partner/set-password.
- 6The owner signs in at /partner-login — a separate login page from your staff login.
- 7Confirm the portal status on the owner detail page shows the invitation was accepted.
Important notes
- Portal permissions are per owner. The checklist controls access to statements, financials, reservations and calendar, maintenance, documents, reports, messages, and personal-use requests.
- Owners see ONLY their own properties and only data for those properties. Isolation is enforced on the server, not just hidden in the UI.
- Statements appear in the portal ONLY after you publish them (finalized is not enough). See "How do I generate an owner statement?".
- Guest names on reservations are hidden from owners by default to protect guest privacy; you can change this per owner if your agreement allows it.
- The repair approval threshold on the owner profile controls which maintenance costs need the owner's approval. See "How does owner repair approval work?".

Common mistakes
- Inviting the owner before setting the permission checklist — they may briefly see more (or less) than intended.
- Expecting draft statements to appear in the portal. Only published statements are visible.

- Can one owner login cover several properties?
- Yes. The portal automatically shows every property linked to that owner.
- Can an owner have logins at two companies?
- Yes — each company invites the owner separately, and each portal shows only that company's data.
