The management fee is a PERCENTAGE OF COLLECTED INCOME, using the fee percentage stored on the owner/property management terms.
The rules: - The fee percentage is set per owner (and per property where terms differ). Check the owner profile and property management terms. - The fee base is income actually collected in the statement period — rent payments received for long-term properties, reservation revenue for short-term properties. Uncollected rent is not fee-charged. - Guest-paid pass-through fees (like a cleaning fee passed straight to a cleaner) are part of the statement but your fee terms decide whether they are fee-bearing; most companies exclude them from the fee base. - All math happens in integer cents and the fee line is rounded to the cent, so statement totals always add up exactly. - The fee appears as its own line on the statement, so the owner sees income, expenses, fee, and net payout transparently.
Steps (worked example)
- 1Short-term property, management fee 20 percent of collected rental revenue.
- 2The property earned 4,850.00 in reservation revenue during June (collected).
- 3Guests also paid 300.00 in cleaning fees, which pass through to the cleaner and are excluded from the fee base.

Important notes
- Fee percentages are terms you set — Rentivue never invents a rate. If the fee line is 0, the percentage on the owner/property terms is missing or zero.
- Changing the fee percentage affects FUTURE statements only; finalized statements are locked.
- Flat monthly fees or minimums, if part of your agreement, can be added as statement adjustments with a clear description.
